Surfaces range from a few hundred m² for growing businesses to over 40,000 m² for large-scale industrial projects, with land options available for build-to-suit developments. Many of these plots are located in zones eligible for regional financial incentives, particularly under the Rev3 program.
The prime rental value for logistics warehouses in Northern France stands at €60/m²/year (source: CBRE Research, Q4 2025), compared to €89/m²/year in the Paris Region, which represents a 33% cost advantage. A similar gap applies to industrial premises and office space. For land acquisition, prices per m² remain among the most accessible in the Northern European arc.

Northern France concentrates 10% of France’s motorway network, provides direct access to the ports of Calais, Dunkirk and Boulogne-sur-Mer, features 1,035 km of navigable waterways, and connects to the European rail network.
The region is the only one in France with immediate proximity to the major ports of Antwerp, Rotterdam and Le Havre. For companies whose operations involve receiving and shipping goods on a European scale, this network reduces both lead times and transport costs.
